Last Updated: January 1, 2026
1. Acceptance of Terms
By accessing the website or engaging with the services of Vardas LLC ("Company"), a Massachusetts limited liability company (Entity ID 001364342), you ("User," "Tenant," or "Prospective Tenant") agree to be bound by these Terms of Service. If you do not agree, you must discontinue use of our website and services immediately.
2. Description of Services
The Company owns, operates, and manages commercial rental real estate properties in Quincy, Massachusetts, and the surrounding South Shore region. Services include commercial space leasing, property management, tenant build-out coordination, and related real estate services. All property descriptions, availability, pricing, and lease terms on our website are for general informational purposes and are subject to change without notice.
IMPORTANT: Information presented on this website, including property descriptions, photographs, floor plans, square footage estimates, available amenities, and lease rate ranges, is provided for general reference only and does not constitute an offer to lease, a binding agreement, or a warranty of condition.
All commercial lease terms are governed exclusively by the executed lease agreement between Vardas LLC and the Tenant. No representation made on this website, in marketing materials, or during property tours shall modify, supplement, or supersede the terms of a duly executed lease agreement.
Properties are provided in "as-is" condition unless a specific build-out or improvement scope is negotiated and documented in the lease. The Company makes no implied warranties of fitness for a particular business purpose. Prospective tenants are responsible for conducting their own due diligence regarding zoning compliance (City of Quincy Zoning Ordinance), permitting requirements, building suitability, and regulatory approvals applicable to their intended use.
The Company shall maintain the structural integrity of the building, common areas, and building systems (HVAC, plumbing, electrical) in compliance with the Massachusetts State Building Code (780 CMR) and the City of Quincy municipal code, except where the lease expressly assigns specific maintenance obligations to the Tenant.
Vardas LLC complies with all applicable fair housing and anti-discrimination laws in commercial tenancy, including but not limited to Title II of the Civil Rights Act of 1964, the Americans with Disabilities Act (ADA), and M.G.L. Chapter 151B. Leasing decisions are based solely on legitimate business criteria, including creditworthiness, intended use compatibility, and lease term suitability.
4. Lease Applications & Credit Evaluation
Prospective tenants may be required to submit a lease application, including business financial statements, trade references, and authorization for credit evaluation. The Company reserves the right to approve or decline applications based on its established underwriting criteria. Application fees, if any, are non-refundable.
5. Security Deposits
Security deposits are held in accordance with the terms of the executed commercial lease. Unlike residential tenancies, Massachusetts law does not impose specific escrow or interest-bearing account requirements for commercial security deposits; the handling of security deposits is governed exclusively by the lease agreement.
6. Tenant Responsibilities
Tenants are responsible for: timely payment of rent and additional charges as specified in the lease; maintaining their leased premises in a clean, orderly, and code-compliant condition; obtaining all licenses, permits, and certificates of occupancy required for their specific business operation; maintaining commercial general liability insurance with minimum coverage limits specified in the lease; and complying with all applicable municipal, state, and federal regulations.
7. Limitation of Liability
To the maximum extent permitted by Massachusetts law, the Company's aggregate liability arising from or related to this website or pre-lease inquiries shall not exceed One Hundred Dollars ($100.00). Liability arising from executed lease agreements is governed by the terms of the applicable lease. The Company shall not be liable for any indirect, incidental, consequential, or punitive damages, including business interruption, loss of revenue, or loss of data.
